Unusual opportunity to buy small stock farm
An unusual opportunity to purchase a small stock farm that is also well suited to arable production has arisen near Perth.
Baxterknowe Farm, by Forgandenny, consists of almost 84 acres of Grade 2 and 3 land lying between 25m and 65m above sea level, some Grade 4 grassland and a few pockets of woodland.
There are several modern buildings, including an implement shed, a steel-framed cattle shed and a straw shed.
A traditional steading includes a barn, stores and workshop.
Described as an outstanding residential farm by agent CKD Galbraith, the sale includes a four-bedroom one-and-a-half-storey farmhouse, modernised over the past five years, that overlooks surrounding countryside. There is also a bothy building with development potential.
Although Baxterknowe has been run as a stock farm, about 40 acres is ploughable and a further 20 acres could be cropped, said Duncan Barrie of agent CKD Galbraith. About 20 acres was let out for potato production during 2013.
“The farm may suit a lifestyle buyer with equine interests or someone looking for an additional holding,” Mr Barrie added.
“It is currently geared up for cattle but has some pretty good land.”
Baxterknowe Farm is for sale as a whole, for which offers over £950,000 are invited.
