Richard Nocton, partner at selling agent Wooley & Wallis, said the owners had won a number of conservation awards and the “broad spread of the estate” would appeal to a wide range of potential buyers.

The farmland
The Ballington Manor Estate boasts Grade 2 and 3 land with fields suitable for modern machinery
The farmland is classified as Grade 2 and 3, with about 830 acres of arable land with a cropping rotation of winter oil seed rape, winter wheat and spring barley.
Fields are large and suited to modern machinery.
A further 169 acres of permanent pasture is managed and grazed with a focus on conservation under the estate’s Higher Level Stewardship Scheme.
The estate also has about 82 acres of woodland, with native species including beech, ash and cherry as well as conifers.
Three of the woodlands have been planted under a Farm Woodland Grant Scheme, expiring in 2021.

It also holds sporting rights over an adjoining 510 acres on lease agreements until 2033 and owns 1,200 yards of double bank and more than 900 yards of single bank fishing on the Wylye.

A traditional courtyard has been converted into offices split into six units and let on occupational licences.
In addition to the Grade II-listed 16th century manor house, there are eight other residential properties, including six cottages let on assured shorthold tenancies.
