Sheffield land suits a range of needs

A thermal technology manufacturer is selling its property portfolio near Sheffield, comprising 740 acres of land and farms on a variety of tenancies.

The Stannington, Ughill and Crawshaw Head Estate includes two complete farms with houses and buildings, a large block of bare land and a number of smaller land lots and cottages. Amassed by Dyson Industries over a number of years as a source of potential minerals, it is now for sale following a change in manufacturing emphasis.

“Historically there has been very little land offered on the open market in this locality,” said Ian Calverley, partner at joint agent Shuldham Calverley.

“This property portfolio provides an opportunity for a range of purchasers, from the seasoned investor to farmers wanting to extend existing agricultural holdings, and individuals with equestrian interests.”

The main farmstead comes with a five-bedroom farmhouse, buildings, and 360 acres of moorland and pasture, with another 70-acre farm including a four-bedroom house and buildings. Both are let on Agricultural Holdings Act tenancies. In addition, there are 105 acres of bare land, and two three-bedroom cottages on assured tenancies, with a further 206 acres let on Farm Business Tenancies, which expire in 2011. The estate produces an overall rental income of £33,866 per annum, and is to be auctioned as a whole or in 16 lots, with a guide price of £1.5m-£2m.
