Rare Yorkshire Wolds farm comes to market

A very unusual opportunity to acquire a good-sized Yorkshire Wolds farm has arisen with the sale of Warren House Farm, Middleton on the Wolds, East Yorkshire.

Agent James Walton of Brown & Co says while “rare” might be an over-used word in the farmland market, in this case the description fits.

“This is a highly attractive farm in a ring fence,” Mr Walton said. “Chances like this don’t come twice – it’s an area of family farms and people tend to hold on to them.

“Warren House Farm offers almost 387 acres of easy working, highly productive wold land, plus a good house and range of buildings and very good soil. It will be keenly sought after.”

The land is classed Grade 3, Andover 1 series, a shallow, well-drained calcareous silty soil over chalk. About 337 acres is in arable cropping, divided into large fields, and suits cereals, sugar beet and potatoes. There are 32 acres of permanent pasture.

The farm has a substantial range of large steel-framed buildings in two farmyards. These include a workshop/temporary grain store, a general-purpose building, three cattle buildings and a straw store.

The seven-bedroom Victorian farmhouse could be occupied as two independent residential units.

“The farm will appeal to land-hungry neighbours, but will be equally suited to an outsider or an investor. The farm does have a rarity premium,” said Mr Walton.

Warren House Farm is for sale by informal tender, with a closing date of 12 December at noon. Single payment entitlements are included. The guide price is £4.75m. (Brown & Co 01652 654 833)
