‘Rare’ opportunity to buy quality arable farm in Cheshire

A “rare” opportunity to buy a quality farm with arable land in Cheshire has come up between Macclesfield and Stockport.

Old Hall Farm is a 173-acre grassland and arable holding about seven miles from Poynton with a guide price of between £2.25m and £2.73m for the whole or in seven lots.

The land is Grade 3 with mostly sandy loam soils, although there is some clay in one of the lots. Wheat and potatoes were grown on the farm this year, but the land was also cropped to barley and maize in 2014.

John Seed, of The Brown Rural Partnerhship, said it was rare to have this much acreage on the market in East Cheshire, particularly with in excess of 115 acres of quality arable land.

The unit also has two large modern buildings for cattle housing, silage storage and general storage and some disused, traditional dairy buildings, which were last in use about two years ago.

The old dairy buildings could be brought back into agricultural use, or there is planning consent to convert them into four dwellings. Although this would be on the condition that the modern farm buildings are demolished.  

There are seven varying lots for sale, each with good access.

The farm has been within an entry level stewardship agreement for the past three years, but this will be removed when the holding is sold. BPS entitlements are available by separate negotiation.
