Two Hampshire farms offering 1,100 acres come to market

Two farms in the same ownership with a combined 1,100 acres are coming to the market in Hampshire.

Warren Farm and Littleton Farm are near Winchester, just over a mile apart, and both have land currently in arable production.

Savills is launching Warren Farm at a guide price of £7.5m for the whole, while Littleton Farm is at £13.25m and also available in four lots.

Warren Farm

Warren Farm was previously part of a pig farming operation and is currently farmed under a contract farming agreement.

It comes to the market with 372 acres of Grade 3 arable land, 148 acres of woodland, four cottages, farm buildings and an airstrip.

The whole farm is 561 acres and includes pasture and Barton Airfield, a grass airstrip with a Nissen hut and temporary aircraft hangers, which is let on a rolling lease.

Some of the farmland has an overage clause in place which entitles the seller to 30% of the net enhanced value if the land is developed within 30 years.

The farm’s grain store, built in the mid-1990s, is equipped with stirrers and drying facilities and has capacity for 1,600t. There are pole barns in two further yards.

Letting income

Four former farmworker cottages are let on assured short-hold tenancies, generating a monthly income of £5,300.

Separate to the farm sale, a five-bedroom farmhouse with 60 acres of woodland and in a private setting may also available by negotiation.

Nearby, Littleton Farm is being launched with about 536 acres of Grade 3 land, which is a combination of extensive and productive arable farmland, pasture and woodland.

Most of the woodland was planted 30 years ago by the current farm owner and a family-run shoot has hosted about 10 days in a typical season.

At the heart of the farm is an unlisted period country house set in a formal garden.

This has a self-contained, one-bedroom flat and an annexe with three bedrooms.

A courtyard includes a cottage, a farm office, garages and stables, while further accommodation is provided by three cottages and a bungalow.

A range of farm buildings including two redundant Dutch barns and concrete and steel-framed sheds could be developed subject to planning.

Part of the holding has an overage provision as there is potential for solar, retail or distribution use.

The provision requires 30% of the enhanced value from that change of use to be paid to the seller if the land is developed within 30 years of sale.

Suffolk bare land

In Suffolk, Clarke & Simpson is bringing two bare land blocks to the market later this month.

Oliver Holloway, a partner in the firm, said that despite signs of slower growth over the summer after strong activity in the first half of 2024, the land market in East Anglia remained surprisingly robust.

“There continues to be a lack of supply to match regional demand,” he says.

One of the blocks being launched is 174 acres of Grade 3 arable land at Poplar Farm, Sweffling, near Framlingham.

This will have a guide price of £1.655m (£9,511/acre) for the whole or is available in up to four lots.

A smaller block, 62 acres of arable land across two fields, is being offered for sale at Rishangles, near Debenham, at a guide price of £560,000 (£9,032/acre).

New to the market in Northern Ireland is Milltown Farm in Ballougry Road, Londonderry.

This has 149 acres and a combination of agricultural, residential, and development opportunities.

The main accommodation is a four-bedroom period house. Former farm buildings adjacent to this have planning permission for conversion into 11 residential units.

Milltown Farm is also being marketed through Savills at a guide price of £2.55m for the whole, or is available in five lots.
