Two Devon farms come to market

Recently launched in Devon by Greenslade Taylor Hunt is Brockenbarrow Farm near Challacombe, a 290-acre hill holding within the Exmoor National Park.

The holding is about 11 miles from Barnstaple and has a three-bedroom house which is subject to an agricultural occupancy condition and in need of updating. There is a good range of modern buildings.

The land is in a ring fence, all permanent pasture in good sized fields, most of which have a trough or natural water supply.

Entry Level and Higher Level Stewardship agreements on the land are due to end on 30 April 2028.

The farm is in a less-favoured area, classified as severely disadvantaged and in a nitrate vulnerable zone. The farm has several scheduled ancient monuments, including a barrow, tumuli and standing stones.

A guide price of £2.4m has been set for Brockenbarrow Farm.

Greenslade Taylor Hunt has also just put Collacott Farm on the market, at Wembworthy near Chulmleigh.

This has 66 acres, a five-bedroom farmhouse with a courtyard of traditional stone buildings, adaptable modern buildings and productive pasture.

It is expected that the sale contract will include a 20-year overage clause requiring 30% of any uplift in value on the grant of residential change-of-use planning consent on any of the farm buildings to be passed to the vendor or their successors in title.

Collacott Farm is in a nitrate vulnerable zone but is not part of any agri-environment scheme. It carries a guide price of £1.6m and is for sale as a whole.
