Summer land market buoyant with strong interest from buyers

The land market in Great Britain is experiencing a buoyant summer season, with demand expected to be significant for any properties launched in 2021.

George Hipwell, director at Davidson & Robertson, said the market in north-east Scotland reflected the national picture, with undersupply continuing to be an issue and farms, lifestyle properties and forestry seeing high levels of interest.

“Enquiries from buyers looking for land have doubled compared with 2020, which was a year also characterised by lack of supply coupled with strong demand,” said Mr Hipwell.

“High-quality farms or those offering diversification opportunities are the most desirable currently.

“With such buoyancy, it’s not surprising that we are also seeing prices achieving a significant premium above the asking price, and signs are very encouraging for the rest of 2021.”

The Staffield Estate, near Penrith in Cumbria, is on the market with Carter Jonas, guided at £2.25m.  

The 495-acre agricultural, sporting and forestry estate includes Staffield Old Hall Farm, which is let on a first succession Agricultural Holdings Act 1986 tenancy agreement.

Near Glasgow, in East Renfrewshire, Galbraith is selling 433-acre Craig O’Neilston for offers in excess of £900,000.

About 312 acres consist of commercial and amenity woodland, with the rest covering productive grazing land and two lochs with fishing potential.

Strutt & Parker has launched the Beckerings Park Estate in Lidlington, Bedfordshire, guided at offers in excess of £17m.

Near Tow Law in County Durham, Savills is selling the 271-acre Low Houselop Farm with a guide price of £2m.

The upland livestock farm comes with a three-bedroom house, a large range of buildings and grazing rights on the adjoining Sand Edge Common. Additional lowland grazing and a moorland allotment may be available by separate negotiation.
