Northern farms and substantial land blocks set for launch
The North dominates this week, with imminent launches of whole farms and substantial land blocks.
With almost 164 acres, Manor House Farm at Thrintoft near Northallerton comes to the market next week for the first time in 70 years.
In the Vale of Mowbray and lotted six ways by Robin Jessop, it is described as a highly productive mixed arable and grass farm and stands in the middle of the village, set back from a minor road.
The large four-bedroom farmhouse and buildings are offered as the first lot with a 5.8 acre paddock, carrying a guide price of £750,000.
As well as an extensive range of traditional brick farm buildings, one of which has planning permission for a single dwelling, there is a good range of general purpose buildings.

A second lot of almost 29 acres is two-thirds permanent pasture and one-third arable, with a £250,000 guide price.
The remaining four lots total 129 acres and are all arable, save for five acres, and carry an average guide price of £9,896/acre.
The land is all let on a farm business tenancy ending on 1 September 2023 and is not within a nitrate vulnerable zone.
It has been well farmed and is suitable for winter cereals, oilseed rape, grass and potatoes, said the selling agent. An overall guide price of £2.28m has been set.
Robin Jessop is also about to launch almost 66 acres of land with buildings, which was formerly part of Drummer Hill Farm, Easby near Stokesley.
This is for sale as a whole, with a good range of general purpose livestock buildings and sits in a ring fence, with shared access.
There is an open-fronted livestock building, former Dutch barn, general purpose livestock building, second open-fronted cattle yard and machinery store, together with a secure general purpose building.
Although previously in an arable rotation, the land is currently down to grass and has recently been fenced.
There is also a young plantation of mixed woodland and the property is nicely set back off the highway in a private location.
Offers in excess of £850,000 are being sought for the Drummer Hill Farm land.
The same agent has Tunstall Farm, Tunstall, near Stokesley, on the market as a whole or in three lots.
It has a guide price of £1.655m for 100 acres, with a four-bedroom farmhouse, cottage, equestrian and farm buildings. Â
Morpeth block
A ring-fenced block of productive land and woodland near Morpeth in Northumberland is also set to be launched.
At 204 acres and with a guide price of £1.85m, this has potential for arable, mixed farming or natural capital projects, says selling agent Galbraith.
The land at Earsdon West Forest is Grade 3, mainly on Hallsworth soils and includes decently sized fields, with good access.
It is split between 161.60 acres of productive arable and ploughable grassland and 38.49 acres of woodland, which is a mix of well-established, principally broadleaved species.
The farmed land is currently in grass but was previously in a cereals and oilseeds rotation.
Arable with strong residential element in Wiltshire
Savills’ Salisbury office is soon to launch Croucheston Down Farm near Salisbury, Wiltshire, in the Cranborne Chase area of outstanding natural beauty and offering just over 256 acres of arable land.
The guide price here is subject to confirmation, but is expected to be in the region of £7m for the whole, where there is a significant residential element and investment or development potential.
Croucheston Down Farm is also available in five lots. The main dwelling is a brick and flint farmhouse in an elevated position well off the public road.
There is also a pair of traditional, semi-detached farm cottages, a four-bedroom bungalow in a secluded position with potential for redevelopment and a four-bedroom house with separate, private access and potential for redevelopment.
The Grade 3 land is farmed on a traditional arable rotation and is split into well-sized fields with small areas of woodland within the 256.36 acres.
