New launches offer wide choice of farm types and locations

A 201-acre farm which the owners have converted to organic status is coming to the market in Oxfordshire.

Vendors Tim and Juliet Thompson moved from London to Manor Farm, Hampton Gay, in 2016.

Both come from a long line of farmers and gardeners – Tim’s father laid the foundation for the Millennium Seed Bank in West Sussex.

Having done all the “heavy lifting” and established diversified income streams on the farm, they are now ready to step back.

The farm, marketed by Savills, is run under regenerative principles and supports a herd of Pasture for Life-certified suckler cows, outdoor pigs and sheep. Diversified income is generated by an online farm shop.

The early 17th century grade II listed farmhouse has been modernised by the current owners, who have also planted 17,000 trees and multiple hedgerows on the holding.

Savills is seeking offers in excess of £5.25m for Manor Farm.

Longtown, Cumbria

In north Cumbria, H&H Land & Estates has just launched a ring-fenced stock farm of 276 acres. Thorny Knowe, at Penton, near Longtown is on the market for offers of more than £1.975m.

H&H Land & Estates director Thomas Armstrong describes the ground as quality mowing and grazing land, which is also well suited to wildlife and conservation schemes as the farm has woodland, rivers, and streams.

Recent years of fence renewal means a significant acreage is enclosed with stockproof fences and gates.

The farm comes with a range of modern buildings, crop storage, an 800,000-litre slurry tower and traditional stone barns.

The detached three-bedroom farmhouse has planning consent for an extension.

Improvements were made in 2023, including the renewal of roof structures, tile and flat roof coverings and a new oil-fired boiler and central heating system.

Monastic estate

Land associated with the historic Prinknash Abbey in Gloucestershire comes to the market for the first time since the 16th century.

The abbey itself is a Benedictine monastery and is not included in the sale.

The 168 acres of land, just over 100 of which is subject to Agricultural Holdings Act tenancies, is being sold in up to seven lots, one of which is a three-bedroom detached house with a walled garden.

Bruton Knowles is seeking offers of £1.815m for the whole.

Loch Lomond frontage

On the market in Argyll is Stuckendroin Estate, which has about 2.7 miles of frontage on Loch Lomond.

The estate covers about 3,611 acres comprising rough grazing and hill ground, in-bye pasture, established and recently planted woodland.

Its range of traditional and modern agricultural buildings are currently used for a sheep enterprise and deer-stalking activities.

The main house has three bedrooms, and there is also a two-bedroom cottage.

Strutt & Parker is seeking offers of more than £3m.

Also in Scotland, Galbraith is marketing Glenburnie Farm, a 122-acre holding near Thurso.

Selling agent Claire Macdonald says it is well equipped with a mix of traditional and modern agricultural buildings and sheep handling facilities.

A three bedroom stone-built farmhouse has a modern extension and there is also a detached cottage.

Glenburnie Farm is for sale as a whole and looking for offers above £680,000, or is available in two lots.

Diversification potential in Ireland

In Ireland, Savills is marketing the Birdstown Estate in Burnfoot, County Donegal, at a guide price of €2.950m (£2.48m).

The firm says the 258-acre holding offers an exceptional opportunity that blends residential, agricultural and amenity assets with what it describes as immense potential for development or diversification.

There is a large five-bedroom period house and the land includes 190 acres of prime grassland and 64 acres of mature woodland, in a ring-fenced block.

The five-bedroom period house is set in an elevated position.
