Monmouthshire farm offers residential and land rental income

Good arable ground combined with income from residential rents and further potential is a solid combination about to be launched in Monmouthshire.

Duffryn Farm, Llanvapley, Abergavenny has 173 acres, most of which is free working, gently rolling Grade 2 arable ground suitable for maize and cereals. It has also grown potatoes in the past.

There are some small areas of permanent pasture, mainly around the substantial six-bedroom traditional farmhouse.

Most of the land is let on a farm business tenancy (FBT) to a local dairy farmer, until 30 September 2024.

The buildings include a large cattle shed with feed barriers, a straw/fodder shed, Dutch barn and grain store alongside a large range of traditional buildings.

Ed Fletcher of selling agent Powells Rural said this was a rare sale within Monmouthshire and offered significant opportunity for a range of uses.

Back on the market – East Sussex

Watsons has recently relaunched High House Farm, a 40-acre grassland holding at Ninfield, just north of Bexhill in East Sussex.

This has a three-bedroom house subject to an agricultural occupancy condition and which needs complete refurbishment.

There is a range of farm buildings, some of which also need attention, and a small area of woodland.

The guide price on High House Farm is for offers of more than £850,000 and there is a 50% overage clause running for 10 years on development value other than for agriculture, horticulture, equestrian or forestry purposes.

Wiltshire water meadows

Just on the market is about 55 acres of water meadows near Wylye in Wiltshire.

Lying just off the A303, this has been let for cattle and sheep grazing for a number of years, with the owners now selling to invest elsewhere.

Fisherton Water Meadows is a ring-fenced block of Grade 3 permanent pasture in the Wylye Valley, capable of growing strong grass leys and clovers.

The fields are stock-proofed and include mature trees and hedges with river frontage and fishing rights in an area of outstanding natural beauty.

There is a mains water supply and a Countryside Stewardship agreement running until 31 December 2023.

The land comes to the market through Woolley and Wallis with a guide price of £440,000. There is a development uplift clause of 30% running for 30 years, relating to any residential or commercial development.
