8 Staffordshire County Council farms up for sale

Eight farms covering 800 acres have been put on the open market in the latest phase of Staffordshire County Council’s plans to sell off parts of its estate.

Almost all the holdings are dairy units and just two are available with vacant possession, with the rest being sold with sitting tenants.

Property consultant Bruton Knowles is selling the vacant possession properties by informal tender with a deadline of 12 noon on 25 November 2020, while the investment farms will be sold by private treaty.

The council announced in February 2019 that 1,700 acres across 16 holdings would be sold – more than 20% of its total estate.

Seven of those properties, five fully equipped farms and two blocks of bare land, were launched in October 2019.

Located on Cotwalton Road near Stone, this dairy farm includes 113 acres, a four-bedroom house and a range of modern buildings.

Available with vacant possession, it is guided at £1.45m.

7 Rue Barn

Covering 143 acres, this dairy holding on Cash Lane, near Eccleshall, has a three-bedroom house and farm buildings.

Currently let on a farm business tenancy until March 2024, it has a guide price of £1.595m.

New Buildings Farm

In Upper Woolaston, Church Eaton, this 127-acre dairy farm has vacant possession.

Guided at £1.6m, it comes with a three-bedroom house and buildings.

Levedale

Located at Dunston, Penkridge, this dairy farm is let on a farm business tenancy until March 2031.

With 102 acres, a three-bedroom house and buildings, the property has a guide price of £950,000.

Plardiwick Farm

Covering 135 acres, this dairy farm in Plardiwick, Gnosall, has a three-bedroom house and buildings.

It is currently let on an unsigned farm business tenancy, which is due to expire in March 2023, and is guided at £1.4m.

Eaton Brook Farm

Also in Upper Woollaston, Church Eaton, this 110-acre dairy farm is let on a farm business tenancy until March 2024.

Guided at £1.25m, it includes a three-bedroom house and buildings.

7 Old Wood

Located in Blithbury, near Rugeley, Lichfield, this holding has 32 acres, a three-bedroom house and buildings.

It has a guide price of £730,000 and is currently let on a farm business tenancy until April 2022.

8 Old Wood

Also in Blithbury, near Rugeley, Lichfield, is a 40-acre farm with a three-bedroom house and buildings.

The property is for sale subject to a lifetime Agricultural Holdings Act tenancy and is guided at £415,000.
