Arable and grassland amounting to 670 acres are for sale between Nottingham and Leicester.
Three blocks of good-quality arable and grassland totally almost 670 acres are for sale between Nottingham and Leicester.
The land, which is part of a commercial farming estate near Loughborough, is being made available in up to four lots, with a guide price for the whole of £4.95m.
The lots include two farms let on a single AHA tenancy and three pieces of bare land that are available with vacant procession.

Bare land

Lots 2 and 3 offer about 350 acres of bare land between them, the majority being arable.
Land to the north of Hoton, Leicestershire, is available in Lot 2, with 143 acres across three fields in Lot 2A and about 28 acres in one field in Lot 2B. The four fields are for sale at a guide price of £1.5m.
The land is described as gently undulating arable land classed at Grade 2 and 3 and includes two small areas of woodland.

It has road frontage and is dissected by the A60, providing direct access to the land.
It has been used to grow winter cereals, oilseed rape, winter and spring beans and grass leys. It is also suitable for growing potatoes and sugar beet.
A further 181 acres of predominantly arable land is for sale in Lot 3, to the south-east of Cotes and with a guide price of £1.65m.
The land is classed as Grade 2 and has been used to grow the same crops as Lot 2.
Land subject to a tenancy
Lot 1, in Nottinghamshire, is the biggest lot and totals about 317 acres. It includes the two farmsteads – Five Oakes Farm and Barn Farm – and is located near to the village of Stanford on Soar.
The land is Grade 2 and 3, with soils described as reddish coarse and lime loamy over clayey soils and clayey soils over mudstone.
Much of it is suitable for cereals, potatoes and sugar beet, while the rest is more suited to permanent and short-term grassland.
Five Oaks Farm has three steel-portal-framed buildings used as cattle sheds and one as a straw barn. There is also a former dairy parlour, a general purpose barn and a six-bedroom farmhouse.
Barn Farm has a large traditional barn, a concrete-framed general purpose barn and other agriculture buildings, plus a four-bedroom farmhouse.
