Lincolnshire duck unit offered in two lots

A 43-acre Lincolnshire holding with a history of growing a crop with eye-wateringly high gross margins is being sold – by the receiver.

Angel Wells, a duck farm near Stamford, gained national publicity 10 years ago when cannabis was discovered growing in one of the barns rented out to a third party.

The property is now being brought to the market by accountancy firm Mazars. It includes 52,000sq ft of duck sheds, grassland, a bungalow with an agricultural tie, a stable block and an extensive range of general-purpose buildings, said Charles Alexander of East Midlands agent JH Walter.

Lot 1 is the bungalow with stables and buildings in 10 acres, with a guide price of ÂŁ450,000. Lot 2 is the duck unit plus 33 acres, with a guide of ÂŁ525,000. Part of the site has been promoted for an anaerobic digester, though the planning application was withdrawn.

Mr Alexander said the property offered a range of legal possibilities, some of which might need planning permission. (JH Walter 01522 526 526)
