Holiday income on Devon stock farm

A 10-cottage holiday letting business is included in the guide price of £2.35m for Triscombe Farm, Wheddon Cross, Exmoor. Set in a private, wooded valley with views over Exmoor National Park, the farm has a period eight-bedroom main house, indoor swimming pool, games room and all-weather tennis court. The 10 holiday cottages are four-star rated and sleep between two and six people each, while the land is in a ring fence. The 169-acre farm has been lotted into two with the farmhouse, holiday cottages, domestic outbuildings and almost 25 acres of pasture forming lot one. The second lot includes 142 acres of pasture with well maintained boundaries, a dutch barn and a stone shepherd’s barn as well as two small areas of woodland. Triscombe Farm is registered for Severely Disadvantaged Area entitlements under the Single Payments Scheme and the land is subject to an Environmentally Sensitive Area agreement running until 2013, which the purchaser must agree to honour. All capital works have been completed under the agreement, which attracts an annual management payment.
