Dumfriesshire estate with farming, forestry and sporting mix

One of Dumfriesshire’s oldest and most established sporting estates is on the market for £4.5m. The Blackwood Estate has more than 1,240 acres and includes a 10-bedroom main house, eight cottages and a farmstead.

The farmland includes good arable ground, permanent pasture and improved grassland allowing high stocking rates.

Grazing is let out on annual licence to six graziers while the arable ground is let on a Short Limited Duration Tenancy, with agricultural rental income on the estate of about £51,676 a year.

There is also 524 acres of woodland and forestry, mainly coniferous and mixed woodlands planted between the 1960s and 1990s. The commercial forestry offers good short-, medium- and long-term opportunities, said selling agent Knight Frank.
