Cornish dairy farm is well equipped and versatile

The Duchy of Cornwall is selling a 329-acre commercial farm in Cornwall that will suit dairy, arable or mixed farming enterprises.

Penhale Farm at St Tudy near Wadebridge is one of the most significant farms to be marketed in Cornwall this year, according to Giles Wordsworth of Smiths Gore.

Its soils are ideal for arable or grass, he said. “The land is mostly Grade 3 but includes 58 acres of Grade 2 and will plough well.

“Despite its recent dairy use I think Penhale Farm is going to appeal to all sectors of the agricultural market locally and nationally.”

It has been used for growing potatoes after the tenancy was surrendered earlier this year.

Prior to that, the farm was a highly intensive dairy unit and is “incredibly well equipped”, according to the agent.

This includes an extensive range of buildings housing a 70-point rotary parlour and more than 500 cubicles, as well as follower and calving sheds and offices.

Roger Halliday, the Duchy’s land steward, said the Duchy has been reorganising its farms estate to continue improvements and investment.

“Some of the farmland has been amalgamated with neighbouring Duchy farms and the sale proceeds of the remainder can be reinvested into other parts of the estate retaining let farms in the long term.”

There may an opportunity to rent land locally to make the most of the equipment levels, said Mr Wordsworth.

However, the specialist dairy equipment such as the parlour, bulk tank and pumping equipment is not included in the £3.52m guide price for the whole.

The sale does include a five-bedroom farmhouse and three-bedroom cottage. The latter is lotted separately, as is 58 acres of Grade 2 land and 29 acres of pasture. Land is in an ELS agreement until November 2018. A limited number of SPS entitlements are included.
