Clutch of smaller farms offers choice

Smaller farms are to the fore this week with several holdings launched between Cornwall and Stirlingshire.

In Devon, Stags has the very private Lower Woodburn Farm at East Anstey near Tiverton on the market in three lots.

This mainly stock farm has a listed four-bedroom house, separate bungalow, farm buildings and a traditional barn with potential for other uses.

Much of the pasture on the 146.5-acre holding has been improved with tile draining and liming, while the buildings include a machinery store, threshing barn, workshop and four-bin grainstore.

Lot 1 is pasture with some land suitable for arable cropping and there is also a small area of woodland. The 100 acres has stream borders on two sides and a central hard track for access to most of the fields.

A second lot of 45 acres offers a run of level and gently sloping south-facing pasture land in three main fields suitable for mowing and all with road frontage

The three-bedroom Lower Woodburn bungalow with just over an acre of woodland makes up the third lot.

Court Farm near Rotherfield in East Sussex is one of several offerings with planning permission for a new house. This has just over 114 acres of grassland with some woodland and is for sale as a whole or in two lots.

The main lot includes planning permission for a five-bedroom house and farm buildings located in the centre of the block. The land is typical High Weald permanent pasture, part of which adjoins the village.

Moving to Stirlingshire, the 75-acre Tipperdarroch Farm at Arnprior is a well-maintained holding, three miles from Kippen.

This is on the market as a whole or in two lots. The four-bedroom farmhouse, steading and 23.9 acres of pasture in two fields make up lot 1 along with extensive outbuildings including cattle courts, stables, sheds and silo, on which offers higher than £550,000 are sought.

Lot 2 offers 51.4 acres of agricultural land and woodland, with the farmland predominantly classified as 3(2) and 4(1), offering good grazing but also capable of producing reasonable cereal and hay crops. An area of mixed woodland of about 7.2 acres is included in the guide price of offers above £210,000.

With fewer acres, a parcel of land near Saltash in Cornwall offers the chance to establish a small farm. This has 36 acres of pasture and almost seven acres of woodland with a two-bedroom cedar wood chalet bungalow.

There is planning permission for a three-bedroom bungalow and there are eight stables, a workshop and yard.

A 22-acre smallholding also with planning permission for a farmhouse comes to the market with Woolley & Wallis with a guide price of £650,000.

Tallywacker Farm is in a secluded setting on the fringe of Kington St Michael and has fertile soils used for vegetables and vines. A successful fruit and vegetable box scheme has operated from the farm and there is consent to build a house on the holding, which has been significantly improved over the past 12 years.
