Arable land with established motorsport venture

A large block of good arable land with widely diverse additional income is on the market near Louth in Lincolnshire.

Manby Showground includes the motorsport venue Manby Motorplex, with a 2.3-mile tarmac racetrack, four miles of loose surface rally track and an 80-acre off-road circuit.

The site of almost 179ha (442 acres) includes more than 320 acres of arable land currently let on a Farm Business Tenancy until 2013. There are also office buildings, conference rooms, a refreshment area and viewing gallery, two general purpose buildings and a private airstrip.

Brown & Co’s James Walton is marketing Manby Showground as a whole or in up to six lots with a guide price of £3.5m.

Manby Motorplex has operated from the showground since 1988, offering rallying, off-road 4 x 4, articulated lorry training, double-decker bus training, 360° digger training, military vehicle training and skid car control courses.

Single farm payment entitlements for the land are held by the tenant and will transfer to the landlord at the end of the tenancy.

The land is in an ELS scheme and is subject to a development uplift clause which requires the buyer to pay the seller 30% of any uplift in value as a result of planning consent being granted for any non-agricultural use for 40 years from completion. (Brown & Co 01652 654 833)
