Two well-equipped farms come to market
Two good sized, well-equipped farms with a number of income streams have come to the market in West Sussex and Lincolnshire.
Ash Grove Farm near Market Rasen, Lincolnshire, is a mixed 400-acre farm with a farmhouse, farm buildings, an ice cream parlour and planning permissions to convert buildings into three holiday cottages, a restaurant and a farm shop.
The farm lies in the Lincolnshire Wolds Area of Outstanding Natural Beauty, and is offered at a guide price of £4.4m as a whole or in lots.

The majority of the land is Grade 3 with about 372 acres suitable for cultivation, the rest being woodland. The soil ranges from sandy and fine loam over clay, to more calcareous soils in upland areas.
Spring beans, winter wheat, oilseed rape, oats, and spring barley have been grown in the past three years, while the livestock include a herd of Limousin and Beef Shorthorn sucklers.
There is a five-bedroom farmhouse and farm buildings, including a steel-portal framed grain store, a fan house with capacity for 600t, a six-bay steel-portal framed, general-purpose building and livestock shed, two five-bay cattle sheds and planning permission to erect a further livestock shed. Court House Farm, near Coneyhurst, West Sussex, offers about 532 acres of mainly arable land and is for sale as a whole at a guide price of £7.5m or in lots. It includes modern and traditional farm buildings, a four-bedroom farmhouse, a timber-framed Sussex barn and four cottages.
Formerly the farm had a dairy herd, but the land is now farmed on contract, with the agreement due to expire at the end of this season.
The land is mainly Grade 3 with a cropping rotation of winter oats, winter oilseed rape and winter wheat. A hard track runs through the centre of the farm and some fields have road access.
The farm buildings need some improvements and include a steel-portal framed barn, a livestock shed, milking parlour, dairy and holding sheds and a storage shed. There is a traditional Sussex barn, which may provide commercial use and opportunity.
